Our Home Watch services are essential for Lake of the Ozarks homeowners who are not able to monitor the condition of their unoccupied home. As your Personal Home Managers, we will conduct a visual inspection of your home or property, looking for obvious issues. We are your biggest advocate while you are away, providing real peace of mind, exceptional care and customer service.
Rates and Service Area:
We know that lifestyles and homes vary at Lake of the Ozarks, and we value transparency with our homeowners. Our Home Watch pricing is based off the square footage of your lake home and we also utilize the Home Watch Water Zone Methodology. Set pricing will be determined once the property is viewed during your Personal Home Evaluation and will ultimately be based on specific needs of the homeowner. Please note that because our process is so customized, we do not provide pricing over the phone. Thank you for your understanding.

Professional Home Watch Service
The following is an example of the considerations we make during each Home Watch visit. Each property and homeowner's needs are different and we take pride in valuing the little things that matter the most to you. During each Home Watch visit, we conduct a check of the full exterior (home, dock, pool, detached garage / storage, etc.) and interior. As your Personal Home Manager and Certified Home Watch Reporter, we will check on the following (at a minimum):

Check for signs of vandalism, break-ins, storm damage.

Verify that all doors and windows are properly secure and that security systems are functioning properly to minimize chance of break-ins.

Check for issues with landscaping, drainage, irrigation, etc.

Check for evidence of water leaks or damage and check for visual signs of moisture, mold and mildew.

Check for signs of insects and or critters - super common at the lake!

​Check the A/C // Heating systems and test humidity, resetting thermostat settings if needed.

Run faucets, sinks, disposals, and flush toilets, checking for potential issues or leaks.

Test all appliances to include all dishwashers and washers / dryers.

Check that main water valve is turned off after each visit. If homeowner requests water to remain on, they must sign Riggs Request Deviation of Best Practices. Our recommendation is always that your water remains Off while away. The exception would be if you have an Automated Water Shut Off system.

Check all electrical panels for tripped breakers (includes dock and garages) and make sure electric water heater breaker is turned off.

Check all ceilings, walls, under and around furniture for any irregularities.

Verify all necessary home systems are working as they should to include Water Softener, Water Heater, WiFi, TVs, etc.

Home Watch Report with photos completed during each home watch visit.

IMMEDIATE reporting to Client of any abnormalities found.
