Contractor & Vendor Key-In
You will have access to our recommended professional and reliable contractors and vendors who are Licensed & Insured.
Need maintenance or repairs completed while you're away? Expecting a delivery? We will give access and lock up upon their departure. We will also send you photos of the progress and completion of the project!
Project Advocate
Are you having some work done on your lake home? We will be your advocate while you're away and give you updates on the status of the project along the way!
Don't stress about the status of the project or wish you had photos of the progress. You will receive a report from us during every visit to your property ensuring you are completely up to date!
Delivery, Mail & Package Services
Need your mail picked up? Expecting packages or a delivery?
We will pick up your mail from your mailbox or post office box and deliver to your lake home. Expecting something important and need it forwarded? No problem! Expecting packages or even a delivery? We will make sure packages are brought safely inside. We even provide waiting services for your scheduled deliveries.
Storm Services
You can guarantee we will have storms in Central MO! Let us be your peace of mind when they roll through.
We will conduct a thorough visual check of the interior and exterior of your property and notify you of any noticeable damages. Priority scheduling for storm checks is given to all Home Watch Plan holders.
Property & Dock Winterization
No one is ready to say goodbye to summer, but we can help ease the burden!
We use an extensive checklist to ensure your property & dock is ready for the winter months ahead to include covering and bringing in patio furniture, securing anything on exterior that could be moved in a storm, coordinating professionals for dock winterization and a full interior checklist as well.

Home Inventory
Need an inventory list for insurance? Recently make large purchases? You need to take advantage of our Home Inventory concierge service!
We will create a Home Inventory List (with photos!) prior to your departure for the season. We will then conduct a Re-Evaluation Assessment upon your arrival for the next season and make any necessary adjustments. You're able to share this list with your insurance company and refer to it at any time.
Grocery & Wine Cellar Stocking
Who wants grocery shopping to be the first thing on the list of activities when you arrive to the lake? Probably not you!
Let us do the heavy lifting for you. Share your grocery or preferred wine list with us and we will make sure everything is packed away and stored properly and ready for you when you arrive!
Auto Care
If you are one of the many homeowners who leave a vehicle (or a lake toy) here while you're away, we will keep an eye on it for you!
We will help you set up your vehicle battery maintainer and keep an eye on it as requested, while you're away.
Organized Spaces
Has your pantry seen better days? Do you have an unorganized storage room with tons of lake toys? Let us help you get organized!
We can tackle your pantry, closets, garage, exterior storage (including docks), kitchen cabinets – you name it! We will use existing materials in the home and make suggestions and recommendations for additional organization materials if needed such as bins, canisters, peg walls, labels, etc.
Lake Home Preparation for Owners or Guests
Heading to the lake this weekend? Guests arriving soon? Let us help!
All you have to do is walk in the door and you will be on lake time. We will help you to wipe down all furniture, hose down patios and docks, put out cushions, remove all spider webs, adjust your temperature controls and much more!
Lake Home Close Down for Owners or Guests
When you want to leave, you don't want to use your last day at the lake closing everything down. Let us help!
We can provide recommendations for cleaning services, detailers, other service providers and assist with scheduling, store all patio cushions, secure the lake toys and much more.
Trash & Recycling Bin Service
Steep driveway? Trash day isn't for three more days? No problem!
We will bring trash bins out to the curb for pick up and make sure they are brought back to your preferred location.
